Will 200 Amps Be Enough, or Do I Need 400?

Most homeowners asking, “Does my home need 400 amps or will 200 amps be enough for the future, given Calif. switching all appliances to electric, and banning gas?” are really asking two things at once: will my house handle electrification safely, and am I about to spend money I do not need to spend? In most East Bay homes, a properly designed 200-amp service is still enough. But not always.

The reason this question keeps coming up is simple. EV chargers, heat pump HVAC, heat pump water heaters, induction ranges, dryers, battery systems, and solar all sound like they add up to a giant electrical load. On paper, they can. In the field, the answer depends on the actual load calculation, the size and layout of the house, the age of the wiring, and how many large loads can realistically run at the same time.

Does my home need 400 amps or will 200 amps be enough?

For a lot of single-family homes, 200 amps is the sweet spot. It is a major upgrade from older 100-amp or 125-amp services, it supports modern panel capacity, and it usually handles a full-electric remodel when the circuits are planned correctly.

A 400-amp service starts making sense when the house is very large, has multiple HVAC systems, one or two full kitchens, several electric water heaters, a pool or spa, workshop equipment, multiple EV chargers, or an accessory dwelling unit with major electric loads of its own. In other words, 400 amps is usually about a heavy-load property, not just a regular house that is replacing gas appliances.

This is where homeowners get tripped up. They look at the breaker sizes on equipment and add them all together. That is not how service sizing works. A 50-amp range circuit, 40-amp EV circuit, 30-amp dryer, and 30-amp heat pump water heater do not mean you automatically need a 400-amp service. What matters is the calculated demand load under code, plus real-world usage patterns.

Why many California all-electric homes still work on 200 amps

Electrification is real. New construction is trending away from gas in many areas, and remodels increasingly swap gas appliances for electric. But newer electric equipment is often more efficient than the older stuff people imagine.

Heat pumps are a good example. A heat pump HVAC system can use less power than homeowners expect, especially compared with old resistance heat. A heat pump water heater is also far more efficient than standard electric tank water heaters from years ago. Induction cooking heats fast but does not mean the range runs at full draw for long stretches. Even EV charging can often be managed so it does not create a worst-case demand every night.

That is why a lot of homes in Oakland, Berkeley, Piedmont, and nearby older neighborhoods can move toward all-electric living with a 200-amp panel upgrade, not 400. The panel has to be laid out properly. The feeders, grounding, service equipment, and sometimes the utility side all have to be addressed. But the answer is often a well-done 200-amp service, not a bigger and much more expensive upgrade.

When 400 amps is the right call

There are homes where 200 amps is pushing it. If you have a large property with 3,500 to 5,000 square feet, two electric ovens, a large induction cooktop, multiple heat pump condensers or air handlers, electric reheat, an ADU, a detached office, hot tub, sauna, and two EVs charging at high rates, 400 amps may be the smart long-term decision.

The same goes for high-end remodels where the owner knows more loads are coming later. If you are doing a full gut remodel and the service is being relocated anyway, that can be the best time to decide whether a larger service makes financial sense.

There is also a difference between needing a true 400-amp service and having two 200-amp panels. Homeowners use those terms interchangeably, but they are not always the same thing in practice. The service rating, the meter setup, the utility requirements, and the distribution equipment all matter. This is one reason these upgrades need to be looked at by somebody who does PG&E service work regularly, not somebody guessing from appliance brochures.

What matters more than panel size alone

A lot of older East Bay homes have another problem hiding behind the amp question. The issue is not just whether the house needs 200 or 400 amps. The issue is whether the existing system is safe enough to support any upgrade at all.

If the home still has a Federal Pacific, Zinsco, fuse panel, damaged bussing, overheated breakers, missing grounding, old cloth wiring in key areas, or unpermitted add-ons, you can have reliability and safety problems long before you reach the theoretical service limit. I have seen houses where the owner thought they needed more amperage, but what they actually needed was a dangerous panel replacement, corrected wiring, and a proper load calculation.

That is especially common in older neighborhoods where kitchens were remodeled, garages were converted, and EV chargers were added piece by piece over the years. The paperwork may say one thing. The actual installation may say another.

Load calculation decides the answer

The right way to answer this question is with an actual residential load calculation and a site inspection. That looks at square footage, fixed appliances, heating and cooling loads, laundry, cooking equipment, water heating, EV charging, and any detached structures or subpanels.

It also looks at how the home is really used. A retired couple in a 2,000-square-foot house with one EV and one heat pump is different from a household with four adults, two EVs, an ADU tenant, and electric everything running morning and night.

This is also where modern load management can change the answer. Some EV chargers and energy management systems can automatically limit charging when other large loads are active. That can keep a 200-amp service workable in houses that would otherwise look borderline. It is not the right solution for every job, but it can be a practical alternative to a very costly service upgrade.

Cost and utility issues are not minor details

Going from 200 amps to 400 amps is not just buying a bigger panel. It can mean a larger service entrance, different meter equipment, more extensive coordination with PG&E, possible trenching or utility-side changes, and more wall repair or site work. On some properties, the jump is manageable. On others, it becomes a major project.

That is why homeowners should be careful about oversizing based on fear. If 200 amps will safely support the house now and for the next phase of electrification, spending significantly more for 400 amps may not deliver much value. On the other hand, if you already know the home is heading toward multiple major electric loads, doing the larger service once can be cheaper than doing 200 now and rebuilding again later.

A few real-world examples

A typical 1,400 to 2,200 square-foot East Bay house with one kitchen, one laundry, a heat pump HVAC system, heat pump water heater, induction range, and one EV charger is often fine on 200 amps.

A 2,500 to 3,200 square-foot house with two EVs, air conditioning, electric dryer, and an ADU may still fit on 200 amps if the calculation works and charging is managed correctly.

A larger property with a main house, ADU, hot tub, pool equipment, workshop, and two full-speed EV chargers starts moving into 400-amp territory fast.

That is why blanket answers are a mistake. The all-electric future does not automatically mean every California house needs 400 amps.

The best upgrade path for many older homes

If the house still has 100-amp service, the most sensible move is often upgrading to a modern 200-amp panel with room for future circuits, plus correcting grounding, bonding, and any unsafe branch circuit issues at the same time. That gives you space for an EV charger, kitchen circuits, laundry, heat pump equipment, GFCI and AFCI protection, and other code-required improvements.

For many homeowners, that is the practical future-proofing move. It handles today’s needs, supports planned electrification, and avoids the much higher cost of 400 amps unless the numbers truly justify it.
