Can Knob and Tube Stay Active in a House?

A home inspection report says “active knob-and-tube wiring,” and the question usually comes fast: can knob and tube stay active, or does it have to be removed immediately? The honest answer is that it can remain energized in some older homes, but that does not mean it is safe, practical, insurable, or suitable for a modern electrical load.

Knob-and-tube wiring was common in Bay Area homes built roughly from the late 1800s through the 1930s. It was a workable system for its time. It was installed before central air, computers, microwaves, EV chargers, large kitchen appliance loads, and the long list of electronics found in a typical house today. The concern is not simply that the wiring is old. The concern is its condition, its installation history, and what has been added or changed over decades.

Can Knob and Tube Stay Active Under Current Rules?

Existing knob-and-tube wiring is not automatically required to be torn out solely because it exists. Electrical codes generally do not force every older house to be rebuilt to current standards the moment a newer code is adopted. If an original circuit is intact, properly protected, not overloaded, and has not been improperly altered, it may remain in service.

That is the narrow answer. The practical answer is more complicated. An electrician needs to determine whether the circuit is truly original and intact, whether it has been spliced into newer wiring, whether insulation has been installed around it, whether the conductors are deteriorated, and whether the circuit is carrying loads it was never designed to handle.

In Oakland, Berkeley, Piedmont, and other older East Bay neighborhoods, it is common to find a mix of original knob-and-tube, newer Romex cable, old cloth-covered cable, and homeowner-installed changes all in the same building. A label that says “knob and tube present” does not tell you enough. The question is whether it is active, where it serves, and what condition it is in.

Why Active Knob-and-Tube Wiring Creates Problems

Knob-and-tube wiring uses separate hot and neutral conductors, supported by ceramic knobs and passed through framing with ceramic tubes. It has no equipment grounding conductor. That missing ground is a major limitation in a house filled with three-prong appliances, surge protectors, metal light fixtures, and sensitive electronics.

A three-slot receptacle does not create a ground just because it has three holes. If a grounded receptacle was installed on an ungrounded knob-and-tube circuit without proper GFCI protection and labeling, the receptacle can give a false impression of safety. Testing is required to determine what is actually present.

Age also matters. The insulation on original conductors may become brittle, cracked, or damaged by heat, moisture, rodents, nails, or past remodeling. Connections that were acceptable decades ago may have been buried behind walls, covered by insulation, or altered by someone without electrical training. Those hidden conditions are where many of the real hazards are found.

Knob-and-tube circuits also tend to be small and limited in number. One circuit may feed multiple bedrooms, lights, and receptacles. Years later, owners add window air conditioners, portable heaters, hair dryers, kitchen appliances, and office equipment. The breaker may not trip if a bad splice or loose connection is creating heat at a point in the circuit.

Insulation Is a Major Concern

One of the most common issues is attic insulation. Traditional knob-and-tube wiring was installed in open air so heat could dissipate. Covering it with thermal insulation can trap heat and make an already aging system less safe.

This becomes a problem during energy-efficiency work. A homeowner may add blown-in insulation or insulation batts without realizing active knob-and-tube is in the attic floor or wall cavities. The insulation contractor may see only part of the wiring. The electrical system should be evaluated before insulation work proceeds.

Do not assume that because lights and outlets work, the wiring is acceptable to cover. Electrical performance is not the same as electrical safety.

When Replacement Is Usually the Right Call

Full replacement is often the best long-term decision when knob-and-tube circuits serve kitchens, bathrooms, laundry areas, garages, exterior outlets, or rooms that need more power. Those locations commonly need GFCI protection, grounded circuits, dedicated appliance circuits, and better capacity than the old wiring can provide.

Replacement is also usually warranted when there is evidence of overheating, damaged insulation, unprotected splices, rodent damage, moisture exposure, or repeated breaker and fuse problems. If a circuit has been extended with mismatched wiring methods, the repair may become more expensive and less reliable than replacing the run correctly.

A remodel can change the equation as well. Opening walls for a kitchen renovation, bathroom remodel, addition, or major service upgrade provides an opportunity to install modern grounded wiring where it is needed. Depending on the scope of the work and the local permit requirements, new work must meet current code even if some untouched original wiring remains elsewhere in the house.

Insurance and real estate issues can also drive the decision. Some insurers will write a policy with active knob-and-tube after review, some require documentation, and some will not accept it at all. Buyers may be willing to purchase a home with limited, verified knob-and-tube, but active wiring throughout the house can affect negotiations, financing, and the ability to obtain coverage. A clear electrical evaluation is far more useful than a vague inspection note.

What an Electrical Evaluation Should Check

A proper assessment is not just a quick look inside the panel. The electrician should identify which knob-and-tube circuits are still energized, test representative receptacles and lighting outlets, inspect accessible attic, basement, crawlspace, and panel areas, and look for improper additions.

The inspection should also confirm overcurrent protection. Older systems sometimes have oversized fuses or breakers installed to stop nuisance tripping. That is dangerous because the protective device must be sized to protect the conductor, not to keep an overloaded circuit running.

Other items that need attention include grounding and bonding, condition of the service panel, GFCI protection in required locations, and whether the home has enough circuits for current use. A 100-amp service with an old fuse panel and active knob-and-tube is a different situation from a home with a modern 200-amp panel and one verified, lightly loaded original lighting circuit.

Warning Signs That Should Not Wait

Call a qualified electrician promptly if you notice any of these conditions:

  • Lights dimming or flickering when appliances start
  • Warm, discolored, buzzing, or loose outlets and switches
  • Burning odors near outlets, walls, attics, or the electrical panel
  • Frequently blown fuses or tripped breakers
  • Ungrounded three-prong outlets on old two-wire circuits
  • Knob-and-tube wiring covered by attic insulation

None of these signs proves the entire house needs a complete rewire. They do mean the system needs an experienced inspection before more load is added or repairs are delayed.

Repairs, Partial Rewiring, or Full Rewiring?

There is no one-size-fits-all answer. A house with one original lighting circuit in an accessible attic may need a targeted replacement. A house with active knob-and-tube throughout bedrooms, living areas, and the kitchen may be a better candidate for phased or full rewiring.

Partial rewiring can be a sensible approach when budget and access are limited. Start with high-use and high-risk areas: kitchen circuits, bathrooms, laundry, garage, exterior receptacles, HVAC equipment, and any circuit showing damage. Then plan the remaining work around renovations or wall access. The trade-off is that partial work leaves some old infrastructure in place and can require more coordination later.

A full rewire is more disruptive and costs more upfront, especially in plaster-wall homes. It provides the cleanest result: grounded circuits, modern protection, adequate outlet placement, dedicated appliance circuits, and a system that supports future upgrades. It can also remove a major issue during a sale or insurance review.
